Booking Terms

A booking is confirmed only when either the signed and completed booking form with the deposit are received or our official confirmation and receipt has been issued. A booking is the responsibility of the person signing the booking form or named on the confirmation and is not transferable to another person. If you find it necessary to cancel your holiday you should notify us as soon as possible. Deposits are non refundable and the client will be liable for the balance if we are unable to re-let the accommodation. A 30% deposit is required at time of booking.


Balance of full payment must be paid six weeks before arrival.


Important Note: If you have booked to stay on the site with your own motorhome or caravan you are held entirely responsible for your own fire precautions. These should be adequate to ensure your own safety and that of any adjacent caravans or motorhomes, as well as to the site in general. You are requested to acquaint yourself with the location of the nearest fire control and fire assembly points.


Following the confirmation of the booking, in accordance with the booking form or official confirmation, any subsequent alterations will result in and additional charge of £10.00 per alteration.


We reserve the right to vary our prices at our discretion and without notice.


If using a static caravan, cottage, log cabin, yurt or farmhouse you are expected to ensure that the accommodation allocated to you is kept in a clean and tidy condition throughout your stay and is left in a clean and tidy condition for the next arrival.


Accommodation is available after 3.00 pm on the day of arrival and must be vacated by 10.00 am on the day of departure.
Whilst all reasonable care and precautions are taken we accept no responsibility for death or injury to any person named on the booking form, or official confirmation, or any temporary visitor, or any loss, damage, or inconvenience caused by circumstances beyond our control, to any persons using the accommodation or the site, or to their property.


The persons listed on the booking form, or official confirmation shall be held jointly responsible for any loss or damage to the inventory, and they shall check the said inventory on arrival, the inventory to be displayed within the accommodation. Any discrepancies or damages should be notified to reception within two hours of arrival. On departure they may request a member of the management to check the inventory and inspect for any damage (between the hours of 8.00am and 10.00am), if no request is forthcoming the persons named on the booking form shall accept without question the liability to reimburse the management for any items missing or damaged that shall be discovered by a member of staff, in accordance with a schedule of replacement costs as displayed in reception.


We reserve the right to gain access to the accommodation at any time for the purpose of repairs or inspection.


We reserve the right to refuse or terminate accommodation at our discretion. If, in the opinion of the management, any guests are deemed to exhibit unreasonable or antisocial behaviour to the detriment of others, they will be asked to vacate the premises with immediate effect.


In the event that a key is lost, the party leader shall reimburse management the sum of £10.00 per key.


Music shall only be played within the accommodation and should not be audible outside or in neighboring accommodation.


The management reserves the right to vary the accommodation allocated either before or during the period of occupation without prior notice together with the right to cancel the booking at any time before arrival without payment or compensation.


In the event that any number of the party does not take advantage of our linen hire service they undertake to provide their own bed linen. The management will inspect the accommodation during the period of the holiday and reserve the right, upon finding in use without linen, to require the client to hire the required linen at our published rates plus a payment for the cleaning of the bed furnishing used without linen.


In the event that the management allows, for a charge, a client to occupy accommodation with their pet(s) at the published charge, it is on the following conditions;



  1. Owners will clean up after their pets at all times, avoiding areas of common thoroughfare.
  2. Animals will be kept on a lead at all times whilst on the site.
  3. Owners undertake as an explicit term of their booking that their pets are of reasonable disposition.
  4. It is strictly forbidden for pets to be left in accommodation unattended – you will be asked to vacate your accommodation if this occurs.


Any breach of these conditions will result in the holiday being immediately cancelled without compensation and the party will be required to vacate the accommodation.


All guests undertake to ensure that they are adequately covered by their insurance policy against cancellation, personal injury, theft, damage to their vehicle and public liability.


The Management accepts no responsibility for any loss, injury or other perils however caused.


The Management accepts no responsibility in the event that any guest suffers an allergic reaction, howsoever caused, while occupying one of our letting units. Every effort will be made to ensure that the accommodation reserved is free from pet hairs or other allergens but cannot guarantee 100% removal.


In the unlikely event that you should have any cause for criticism or suggestion during your stay you should bring the matter to the attention of management so that efforts may be made to meet your requirements or solve problems. It will be considered unreasonable to make any criticisms either in writing or verbally after your departure should the management not have been given the opportunity to attend to any matters arising during your stay.


This must be made in writing at least 28 days before your holiday date, otherwise the balance outstanding will be payable by you We regret that in the event of leaving early for any reason, no refunds will be given. Charges apply for booking cancellation prior to commencing your holiday. These are dependent on the number of days’ notification you provide before your holiday was due to commence. If the deposit is greater than the percentage amount, then the charge is increased to the deposit amount. Notification of 56 days or more – the charge is 10% of the total holiday cost; 42 to 55 days – 30% of total holiday cost; 28 to 41 days – 50% of total holiday cost; 27 days or less – 100% of total holiday cost.
